Controlled spaces run on routine
A lab bench, a server aisle and a cleanroom all share one need: the same steps, in the same order, every time. Particles, fibers and stray dust can spoil a sample, clog an air intake or settle on a sensitive surface, so the cleaning has to follow a written method rather than habit.
We build that method with you. During a free walkthrough your facilities or lab manager shows us the room classes, gowning area, approved products and any zones that stay off limits. Those details go into a written procedure for each room, and every visit follows it from the first step at the gowning bench to the last pass at the exit.
Gowning and entering the room
Cleaners gown exactly as your staff do, using the garments, gloves, hair and beard covers and shoe covers your entry procedure calls for, in the sequence posted at your gowning bench. Street clothes, phones and paper stay outside the controlled area.
Supplies enter the room the same careful way. Buckets, mop frames and tools stay dedicated to the controlled area, are wiped down at the pass-through and are never carried in from general office cleaning. That keeps the room’s cleaning gear from bringing in the very dust the room is built to keep out.
Top to bottom with low-lint materials
Work moves from the highest surfaces down, starting at the room’s cleanest end and finishing at the door. Ceilings and walls within reach come first, then equipment exteriors, pass-throughs and benches, then the floor last, so anything that falls lands on a surface that has not been cleaned yet.
Wipers are low-lint and low-particle, mops use cleanroom-grade heads, and products and dilutions are the ones your quality team approves. For rooms classified under ISO 14644-1, crews clean at the frequency and by the method your class and written procedures require.
Data halls, raised floors and escorted access
Server rooms and data halls range from raised-floor colocation space to closets inside office towers. Those rooms reward careful dust control, because particles drawn into cooling equipment and server intakes build up over time.
We clean raised-floor surfaces with HEPA-filtered vacuums and damp, low-lint wipers, and under-floor plenums can be cleaned tile by tile when your team lifts and replaces the panels. Data center access stays under your control: badging, sign-in, escorts, photo rules and cage boundaries are followed on every visit, and no equipment is touched beyond its exterior.
Labs across the city
Lab space spans clinical suites, office buildings converted for science and dedicated research buildings.
Lab cleaning covers floors, sinks, cleared bench surfaces, glass doors and fume hood exteriors, plus general trash collection. Benches holding active work are left exactly as your staff set them, and the open surfaces around them are cleaned.
Offices, corridors and support rooms
Most controlled facilities are wrapped in ordinary workspace: offices, conference rooms, break rooms, restrooms, locker rooms and loading areas. Those spaces get our recurring janitorial service on the same schedule, with separate tools and cloths that never cross into the controlled rooms.
That split lets one plan cover the whole building. The lobby and offices stay presentable for visitors and staff, and the lab or data hall keeps its own procedure. Hard floors in support areas can add scrubbing through commercial floor care.
What sets the price
Controlled-environment cleaning is priced after a walkthrough, because each facility’s procedures differ. The main factors are the room classes and their size, gowning time per entry, visit frequency, the share of controlled space against ordinary offices, raised-floor and under-floor work, escort and access windows and the approved product list.
Night and weekend windows are common for labs and data halls, and they are set on your schedule. Controlled rooms and the offices around them appear as separate lines on the quote, so you can see where the hours go. We review your procedures, walk each room and send a written quote.
A few useful answers
Common questions.
Will your cleaners follow our gowning procedure?
Yes. Cleaners gown with your garments in the order posted at your gowning bench and follow your entry and exit steps on every visit.
Can you clean beneath our raised floor?
Yes. Under-floor plenums are vacuumed tile by tile with HEPA-filtered equipment while your team lifts and resets the panels.
Who escorts cleaners inside the data hall?
Your team sets the escort and badge rules. Visits are scheduled into your access windows, and cleaners stay with the escort you assign.
Which wipers and mops go into the controlled room?
Low-lint, low-particle wipers and cleanroom-grade mop heads, kept dedicated to that room, with products and dilutions your quality team approves.
Can lab cleaning work around running experiments?
Yes. Benches and equipment with active work are left untouched, and the floors, sinks and open surfaces around them are cleaned.
