A park is a portfolio, not a building

An office park spreads the work of one building across many. Picture a three-story office block, two single-story flex buildings, a shared conference center and a courtyard with tables, each with its own entry, restrooms and tenants. The property manager answers for all of it, and tenants compare buildings with each other. What they need is a single cleaning program that treats the whole park the same way.

Oakland Janitorial Co writes that program for the park, not the building. The shared areas of every building, the amenities and the outdoor touchpoints sit on one plan with one schedule and one supervisor. Individual tenants who want their suites cleaned get their own plan alongside the park’s.

Business parks around Oakland

Oakland’s business parks spread offices, flex buildings and warehouses along long, shared streets.

Parks like these have long walkways, several parking lots and buildings from different decades. The plan covers that spread, routing crews so each building gets its full visit and nothing in the far corner of the park waits for a slower night.

Shared lobbies, corridors and restrooms

Every building’s lobby, elevator, stairwells, corridors and common restrooms are cleaned to the same standard, so tenants in the back building see the same shine as the one by the main road. Lobby glass and directories are polished, elevator doors and buttons are wiped, carpets are vacuumed and hard floors are dust mopped and damp mopped.

Common restrooms are cleaned and disinfected nightly and restocked from the park’s supplies or ours. Where a building’s restrooms get daytime crowds, such as one shared by a conference center, we add porter checks during the day.

Amenities that tenants use every day

Fitness rooms get mats, benches and handles wiped and disinfected, mirrors polished and locker rooms cleaned. CafĂ© seating, coffee bars and shared kitchens are cleaned after the day’s rush, with tables, counters, appliance fronts and floors done each night. Conference centers and training rooms are reset after events, with chairs straightened, tables wiped and whiteboards cleaned.

Booking systems for those rooms often change daily, so we work from the property manager’s calendar and can turn a room between back-to-back events when needed.

Entries, mats and outdoor break areas

In a park, the outside is part of the first impression. Entry doors and sidelights are cleaned inside and out at reachable height, walk-off mats are vacuumed and periodically washed, and entry vestibules are mopped. Smoking areas and outdoor break tables are cleared of litter and butts, ash urns are emptied, and tables and benches are wiped.

Trash enclosures get swept and bins are kept closed. Day porters can walk the park on a loop, checking lobbies, restrooms and outdoor areas across buildings, picking up litter and catching spills before tenants report them.

One plan, one supervisor, one contact

The property manager gets one contact for the whole park. Supervisors inspect every building on a regular cycle and report the results to the property manager. Requests reach us any time, and we answer each one within a business day.

Tenant suites run on their own plans and invoices, separate from the common-area plan. When a suite turns over, our post-construction cleaning takes over after any build-out. For individual offices outside a park, see our office cleaning page.

Pricing a business park

Pricing follows the park’s layout: the number of buildings and their common-area square footage, restroom counts, amenities in the plan, porter hours, outdoor areas and mat service, and how many tenant suites add their own cleaning. A walkthrough of the park sets a clear monthly price for the common-area plan and separate prices for each suite.

Each park receives a certificate of insurance for its vendor file, and we carry insurance and workers’ compensation coverage. Every cleaner who works in the park is background-checked.

A few useful answers

Common questions.

Will one schedule handle all the buildings in our park?

Yes. All buildings, amenities and outdoor areas go on one plan with one schedule and one supervisor.

Can tenants add their own suite cleaning?

Yes. Each tenant gets a separate plan and invoice alongside the park’s, so common-area costs stay separate.

Are patios, smoking spots and outdoor tables part of the plan?

Yes. Litter and butts are cleared, ash urns are emptied, and tables and benches are wiped on a set schedule.

How is this different from your office cleaning?

Office cleaning covers one workplace. Park cleaning covers many buildings and their shared lobbies, amenities and grounds under one manager’s plan.
