Oakland rates for each service we offer

Recurring janitorial and office cleaning is priced by the square foot each month, on a schedule of five nights a week. As of 2026, a typical Oakland building settles between $0.16 and $0.24 a foot. The bottom of the scale, $0.11, belongs to big open floors with few restrooms; the top, $0.44, belongs to compact suites crowded with restrooms, glass and kitchens.

Daytime coverage is billed by the hour instead. A day porter usually runs $35 to $45 an hour, from about $30 for a single-floor post with a short task list to about $55 for a busy building with several floors. Warehouse and distribution space carries its own monthly band of $0.09 to $0.21 a square foot, opening at $0.06 for open floors that need light sweeping and climbing to $0.36 where dust, employee rooms and visit counts pile up.

Periodic work is its own line. Carpet spot treatment and extraction usually cost $0.21 to $0.42 a square foot per cleaning, inside an overall span of $0.12 to $0.66. Strip and wax and similar hard-floor work runs $0.47 to $1.00 a foot with a minimum charge, from $0.36 on large open floors to $3.00 on small rooms or specialty surfaces. Post-construction cleaning, every phase from rough to final, is a one-time charge of $0.31 to $0.66 a foot within a full span of $0.23 to $1.00.

These 2026 bands come from published bid results and contractor rate surveys for the East Bay.

Newer services and property types

Property-type pages carry their own bands, all as of 2026. Retail stores usually run $0.14 to $0.23 a square foot each month, schools and childcare centers $0.13 to $0.22, and churches cleaned weekly $0.11 to $0.24, while medical offices fall between about $0.19 and $0.36.

Restroom deep cleaning, disinfection and sanitizing, dealerships, gyms, shared kitchens, ghost kitchens, food halls, cleanrooms and labs, rehab programs and business parks are priced from a walkthrough. Their price follows the rooms and fixtures involved, how often visits run, the hours the building opens to the crew and any porter time added on top.

Three Oakland buildings, worked through

First, a creative office in a converted warehouse: 7,500 square feet with an open studio floor, two conference rooms, a kitchen and four restrooms, serviced on weeknights. The kitchen and the restroom count pull it toward the upper part of the usual band, at $0.21 a square foot, which comes to $1,575 a month as of 2026.

Second, a distribution building: 42,000 square feet, mostly racked warehouse, with a front office, a breakroom and two sets of restrooms shared by two shifts. At a warehouse rate of $0.13 a square foot, monthly service totals $5,460. The office side carries most of the labor.

Third, a tenant floor in a downtown high-rise that adds a day porter to its nightly service. The porter works six hours each weekday, resetting the elevator lobby, restrooms and kitchen while the office is busy. Thirty porter hours a week, about 130 a month, at $38 an hour adds about $4,940 a month on top of the nightly janitorial rate for the floor.

Periodic work stacks on in the same way. Extracting 6,500 square feet of carpet in that tower suite at $0.28 a foot makes a $1,820 cleaning, booked on its own calendar rather than every month.

What moves an Oakland price

Size sets the starting point because setup repeats on every visit. A crew spends the same minutes parking, unlocking, loading carts and reaching the first room whether the building is small or large, so smaller spaces carry a higher rate per foot. Restroom-heavy buildings climb the band quickly.

Schedule comes next. Fewer nights a week lowers the monthly total, and evening, night or weekend windows change how a crew is staffed. Supplies count as well: when restocking paper, soap and liners is part of the service, that stock is part of the price. Exterior litter pickup, parking garage and loading dock work, and concrete scrubbing are priced from the walkthrough, because the area and its condition decide the labor.

Building type shifts the mix of rooms. High-rise offices spend labor on elevator lobbies and stacked restrooms, converted warehouses on open floors and staff rooms, restaurants and retail on entries and customer areas. Medical offices typically price 20 to 50 percent above office rates, since waiting rooms, patient restrooms and exam rooms take more detail.

Comparing Oakland bids like for like

Two quotes only compare when they price the same work. Hand every bidder the same room list, ideally set out as a scope of work, the same nights and hours, and the same answer on who supplies paper and soap. A bid that looks lower because it skips restocking or cleans three nights instead of five is a different service, not a better price.

Put every number in the same unit. Convert monthly totals to a rate per square foot and porter quotes to an hourly figure, then set them beside the bands above. Ask each company to show periodic work, such as carpet extraction or floor recoating, as separate lines with their own frequency, so the recurring price neither hides extras nor quietly drops them.

A few useful answers

Quick answers.

What does an Oakland office pay per square foot for nightly cleaning?

As of 2026, a typical Oakland office pays $0.16 to $0.24 a square foot each month for five-night service. The full span runs from $0.11 for large, simple floors to $0.44 for small, detailed suites.

Why do small Oakland suites carry a higher rate per foot?

Setup and travel time repeat on every visit regardless of size. Spread over fewer square feet, that fixed time raises the rate.

How does porter billing differ from nightly janitorial billing?

Porter time is charged hourly, typically $35 to $45 in Oakland as of 2026, while nightly janitorial service is charged by the square foot each month.

What turns these ranges into a price for my building?

The walkthrough. The rooms, hours, supplies and floor work we settle there decide the number.
