Oakland addresses in a national or regional portfolio

Is part of your book in Oakland? Many facility management companies run their East Bay buildings from an office in another city or another state, and the gap shows up whenever an urgent ticket needs a local answer. We close that gap with a same-day response to urgent tickets. National firms and regional firms alike can engage us directly to clean the buildings they oversee here.

A single Oakland portfolio can mix office towers, storefronts, medical offices, warehouses and parking garages, often within a few miles of each other.

We plan each building from what is actually in it. A medical suite, a ground-floor shop and a warehouse breakroom need different task lists, even under the same management contract, and we write them that way. Mixed-use blocks add another layer: a retail floor that closes at nine, offices upstairs that empty at six, and shared lobbies and garages that never fully close. The schedule for each building follows those hours instead of a single citywide window.

Getting through your vendor setup

Approvals tend to stall on missing paperwork. Ours starts with the contact form: write in that you need the vendor packet, and someone from our operations team emails it to you.

When your risk team asks for coverage, a certificate of insurance follows inside 1 business day. Tell us which firm and which client to list, and we add both as additional insured parties. General liability tops out at $1M for any single occurrence and a $2M aggregate across the policy term, an umbrella adds headroom beyond those limits, and workers’ compensation covers everyone on our payroll.

Our cleaners pass a background check before their first night on any of your properties. They work in company uniforms. Buildings with tighter security (extra screening rounds, a badge-in process or an escort requirement) set the terms, and we meet them site by site.

One account manager for every Oakland site

Whether you place one Oakland building with us or ten, a single named account manager is your firm’s contact for all of them. That manager tracks each site’s task list, schedule and open items. If you ever can’t raise them, escalate to our operations manager, who is listed as your second contact.

Several properties can come over together. We onboard them as a group and set one schedule across all of them. On billing, your team chooses per-site or per-ticket invoices, and each invoice names the property and quotes the matching ticket’s work order number.

Tickets in your system, inside your limits

Ticketing happens on your platform, whichever one your firm mandates, with no parallel spreadsheets or side inboxes. Your coordinators assign, follow and close jobs in their usual screens.

A not-to-exceed figure on the ticket is a hard boundary for us. Should a garage sweep or an overflowing-restroom cleanup outgrow it, we report back with the details and wait for approval before continuing past it.

On urgent tickets you get a response the same day. An urgent call placed at 11 p.m. or on a Sunday still reaches a person, and for anything less pressing we answer inside one business day.

Visit records and inspection scores

Oakland buildings are cleaned mostly after hours, when nobody from your team is there to see it. So every visit has a recorded arrival and departure for the crew, and that record is yours to check.

One-time projects and urgent tickets end with a set of after photos or a brief written wrap-up. Recurring sites get supervisor quality inspections too, with the resulting reports or scores forwarded to you, so you have numbers to bring to your client meetings. Our guide to running one cleaning standard across many buildings shows how to score every building the same way.

Services to route our way

The usual base is recurring janitorial services: restrooms, breakrooms, floors, trash and restocking on a nightly or weekly schedule. Alongside it you can place office cleaning, commercial cleaning for storefronts and shared-tenant buildings, and a day porter who covers lobbies and restrooms while tenants are in.

For periodic and one-off tickets, think commercial floor care, carpet extraction, deep restroom cleans, disinfecting, cleanup after a build-out, and parking garage and loading dock cleaning. Managers of multi-tenant buildings can also route property management cleaning to us.

How we start

Walkthroughs are usually on the calendar within 2 business days, and service typically starts within a week. We use the walkthrough to confirm hours, entry instructions, the task list for each area and who supplies consumables.

To begin, open our contact form, mention the vendor packet in your service request and list the Oakland properties you have in mind.

A few useful answers

Common questions.

Can our firm contract with Oakland Janitorial Co without a broker?

Yes. Whether your company works nationally or across one region, you contract with Oakland Janitorial Co directly, with no layer in between.

Will you use the ticketing platform our client requires?

Yes. Our team takes, updates and closes tickets on whichever platform you or your client require.

What does your insurance cover?

$1M per occurrence in general liability, $2M aggregate, umbrella coverage on top, plus workers’ compensation. On request, your firm and your client are named as additional insured.

Will your invoices line up with our ticket numbers?

Invoices are split by building or by ticket, your choice. Each shows the property’s address next to the ticket number from your system, so every charge maps to the right property.

How do you report on quality?

Supervisors inspect recurring sites and share the reports or scores with you, alongside logged arrival and departure times for every visit.
