Oakland janitorial costs, worked out from your answers

This page prices two kinds of work for Oakland properties: recurring janitorial visits, shown as a monthly range, and one-off carpet cleaning or strip and wax, shown as a range for the job. Start by picking the service and entering the floor area. Nightly cleaning asks three more things: what kind of facility it is, how many visits a week you have in mind and whether you want a porter during the day.

Five answers the calculator works from

Oakland has every kind of building, from high-rise office floors to storefront clinics and church halls, so the calculator sticks to the few facts that matter most.

  • Service needed. Monthly pricing for recurring janitorial work, or a one-time figure for carpet cleaning or strip and wax.
  • Cleanable square feet. Add up the space a crew actually works through on a normal night: suites, corridors, restrooms and breakrooms. Leave out closed storerooms, electrical closets and racking no one sweeps. On a floor job, enter just the carpet or the vinyl tile to be done.
  • Type of facility. The list runs from offices, medical or dental suites and retail stores to schools, churches, the support rooms of a manufacturing plant (offices, break and locker rooms, restrooms) and open warehouse floor. Operatories and exam rooms call for slow, careful work while a showroom floor goes quickly, which is why identical footage can land far apart.
  • How often. From a single visit a week up to every night.
  • Day porter hours. Want a person on hand during business hours to refresh restrooms, the lobby and the kitchen? Enter the weekday hours. Zero means nightly cleaning only.

Those choices mirror the city itself. Oakland’s offices and creative lofts, medical and dental practices, corner shops, campuses, congregations, food and light industrial plants and waterfront distribution space each have a matching entry, so choose the one nearest to how your rooms are used day to day.

Why one or two cleans a week cost more per visit

Between visits, dust settles, glass picks up handprints, bins fill and grit works into the floor. Nightly service turns each visit into a quick reset. With one or two visits a week, the crew walks into several days’ worth of mess, and every one of those visits takes more effort. That is built into the figure: going from five visits to two lowers the monthly range, just not as far as the drop in visit count might lead you to expect.

There is also a floor on how short a visit can be. However small the suite, a crew still has to come in, pull trash, do the restroom, care for the floors and secure the space, so very small spaces price at one full visit. On top of that, recurring service has a monthly minimum, which tends to matter only for small suites on a light weekly schedule.

Carpet cleaning and strip and wax, priced by the job

Pick a floor service under Service needed and the answer turns into a single price range for that job. Loading in machines, shifting desks and chairs, guarding baseboards and planning the dry time take about the same effort for a single room as for a full floor, so the price per square foot drops fast on bigger areas. A lone breakroom or hallway comes with a minimum charge for that reason.

Our Oakland cleaning cost guide gives a single per-foot band for carpet and another for hard floors. The calculator also factors in the size discount on larger jobs, so a whole warehouse office or a school wing gets a figure scaled to its size. How each job is done is laid out on our commercial carpet cleaning and floor care pages.

Details the walkthrough picks up

Size, type and schedule get you close. A walk through the rooms fills in the rest, and these are the details that push a quote up or down:

  • Room mix. A floor cut into private offices and meeting rooms takes longer than an open desk plan with the same footage.
  • Restrooms. Fixture counts drive time more than almost anything else. A periodic restroom deep cleaning can be layered over the nightly work.
  • Floor types. Each surface, whether carpet, vinyl tile, sealed concrete or stone, has its own care routine and pace.
  • Traffic and condition. A packed clinic waiting room or a shop floor tracking in sidewalk grit needs more attention, and catching up a space after months of light care adds time to the first few visits.
  • Day or night service. An empty building after hours is quicker to clean. For daytime needs, a day porter works around your staff.
  • Supplies. We can bring the restroom paper, hand soap and trash liners as part of our janitorial supplies program, or crews can restock from your own closet.
  • Periodic work. Carpet extraction, floor refinishing and restroom deep cleans are priced as separate lines.

Behind every figure sits more than wages: supervision and quality inspections, insurance, workers’ compensation, equipment and cleaning products, and the payroll costs that come with each paycheck.

A few useful answers

Common questions.

How close will the walkthrough price be to my range?

Close enough to plan around, since the figure already reflects your footage, building type and visit count. Seeing the restrooms, floors, foot traffic and condition is what turns it into one exact number.

How do I estimate a plant with a warehouse floor behind the offices?

Do it in two passes. Enter the front offices plus the staff rooms and restrooms as a manufacturing plant, run the open floor as warehouse space, and add the results. Production lines are priced when we walk the plant.

Does the estimate include toilet paper and soap?

It covers the cleaning, with the products and equipment crews bring. Restroom paper, soap and liners are settled on the walkthrough, either stocked by us or drawn from what you already buy.

Can I book carpet cleaning or strip and wax on its own?

Yes. Choose it under Service needed to see a per-job figure. We book floor work for a night or weekend, so it has time to dry before anyone walks on it.
